Basically, I either don't understand the questions and/or I don't understand the intent behind it of why you ask.

usually mentors who are hired are working for money...mentors that are helping you are well off and have the intention of truely helping you. do not hire....but found someone near you!

if you don't have a buyers list, reputation (or a good starting network) and overall good intentions, then you will be laughed at by most sellers (with common sense and a good attorney) as you should be.

I mean in the event you get sued if the deal goes sour with the buyer or seller, can you win the case by changing lets say your job title and things like " customer of a business person" versus " client of a broker or sales agent" and saying things like " I am not an 'agent' of this principal - my intention is to 'be' the principal" - wholesaling - & " I am in the business of giving information - bird-dogging" and the " buyers are my customers not my clients to whom I have a fiduciary duty towards" etc etc.

In this market your more likely to find first time home buyers with FHA financing meaning you CAN'T sell to them because of seasoning requirements.No offense to Kristine, I'm sure her comments have good intentions but I don't think they fit with this situation.Jeff
