@Jeff Marciniak from the sound of the initial post, I would probably either sign a six month lease to get through the winter, or I would move on from this tenant.

Step 1: Have a solid and compelling plan for the building.

With new tenants it could be a fee for renting the place initially but I wouldn't think that would apply if they were already in there. 

I initially had this same idea and as of two weeks ago a JV partner of mine started renting his two extra rooms out.

Initially my wife and I plan on BRRRR'ing single-family homes and eventually scaling up to multi-family.  

Good for taking the first step the next steps are saving as much as you can and learning the math so that you can evaluate various properties once you are comfortable with that you can get pre-approved and start seriously looking to buy.
