There are many benefits to using a broker vs going direct, but just from a rate and term perspective, still maintaining your banking relationship allows you to tangibly see whether the broker can save you money and get you better terms.For example, unless you’re talking about a complex ground-up construction deal, with many moving parts, that will take significant time and manpower to execute, a good broker, confident in their abilities, will usually work with their clients and allow them to work with their existing relationships while the broker pursues and reaches out to their own lenders.

I was thinking the only way anyone is going to get a bridge loan of that size for those type of assets is maybe an FHA type loan were the GOVMIT is semi forced into these areas.. for free market investment bankers I can see them thinking the risk is simply to great.. a project that size could never get off the ground as they rehab some units they get broken into and trashed before they finish the place.My friend used his cash to buy the one I mentioned.. and promptly lost 500k...

I am in the process of obtaining landlord insurance for 2 properties:1. 2300 sq. ft. home with 3 car garage and in-ground pool worth ~ 560K2. 504 sq. ft. condo in La La Jolla worth ~ 285K I am getting suggestions on coverage by property value but I think it should be square feet because the condo is worth about 285K and 5 miles away would be worth half that.
