You need to go where there is job growth, net population in-flow, low taxes, few regulations and business/real estate friendly environments.

I dont mess with flood zones as I don't need another x factor in crazy NJ tax environment. 

Things they like are boats for fishing and guns for hunting and Trump.

Families are looking for the privacy, control over their environment, and social distancing they can find in an STR.With work and school schedules changing due to remote work and learning, families may start traveling in the previously "slower" months.

I've read that heat pumps aren't as good in environments where it gets below freezing, but I don't think that's too much of a problem in Tacoma. 

As we have continued to see areas around Idaho become less and less affordable and desirable to live and raise a family in a more suitable environment AND working remotely become a "thing" over the last 24 months the traffic has increased.We are also a very land lord friendly state and when Cap rate compression in the surrounding states has pushed into the questionable range people have looked elsewhere and found us.

Hi Marvin,I don't personally do rentals but same as you I would like to see what techniques people use.I have seen that people use craigslist to post a bunch of ads and see if they can fish any lead that way.Others, use facebook ads.
