Though I don't know your strategy or your financial situation so that's obviously your call. 

You should base the price on its current financials not pro forma.

I know a few such as financial terms, closing cost, home inspection and appliances.

Without getting into the whole spiel, about a year ago my business partner @Tommy Mejia and I decided that we wanted to become financially independent and decided RE would be the best way for us to reach this goal.

They were fishing for a price and I told them I need to see the financials first.

@adam i have actually spent alot of time reading and learning about the ordinance, both on your forum and the vast amount of other resources that are readily available to anyone who cares enough to spend more than 30 seconds looking.

Ask anyone here, its an invaluable resource.

I just finished up my financial statement and need to work on a business plan next.

There are lot of resources in Houston and great networking events to meet other investors, contractors, and wholesalers from all over the city.  

They can do this cheaper than I can because they can get discounts of buying stamps in bulk (2million at a time), and I do not have the resources to do that on that large of a scale.
