another thing to try is advertize it at different rates on different platforms and see if it changes anything.  

Does anyone have tips for a first timer making that change?

They tend to have the most creative loan products and be willing to work with you.So when you hear things like "after 6 months do a cash out refi and pull out 75% of the equity of the property" realize those number can change.

But If I knew they were going to so quickly change their minds, maybe I would of done a little less fun ;-) YOLO!

My family past spending habits haven't been the greatest, but this has been identified, changes have been applied, and things are looking up.

The setting of the house is important, the location, etc, which you can't change.

That has been my focus for the last 3 weeks and I can't believe how fast things start coming together.
