Again, it looks like you have already started to do most of this which is great.If you have the flexibility and given you've already indicated a desire for a SFR or Small Multi...I'd buy a small multifamily and live in one side and rent the others.

If you do this with a duplex for example, you are looking more at something like living in one of the units while renting the other side out for $1200-$1500 a month.
