Is it not a good deal if you will not be able to get your money back even if you are debt-free on the property plus some remaining cash after refi?

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.

Let someone else give better assistance to the seller if you don't have a good funnel to sell in the area.

But I also felt strongly that I wanted to live there myself for my bachelor years, that I should take advantage of low interest rates, and that it would eventually at least break even as a rental.. so no regrets.
