I'm currently searching for an Investor friendly attorney that is familiar with the wholesaling process in our state.

Start making friends with people that get multifamily listings or have access to distressed multifamily owners.3.

Knowledgeable guys and definitely investor friendly.

As we've both had student loans, 2 kids, and for me some job instability, we would need to borrow from family/friends to get to 10%. 

@Eric Haug if you have a close friend you trust from Asia or the Mid East area, you can get 24K gold for much cheaper than what you’d pay in USA.

I have a tenant who allowed a friend to move in with out notifying us prior to the move.
