And you're too small for the commercial guys to waste their time.The flip side to doing one loan is that if you want to sell one or more of the properties before the mortgage is paid off, that's going to be more difficult. 

Maybe if it's Mesta Park or Heritage Hills and the flipper just REALLY wants to get into historical flips.

I flip 10-15 properties a year and was wondering if i should hire an Electrcian that has a few trucks out there on the road and pay him monthly regardless if i can keep him busy all year. that way when its time to rehab a property he gets his guys over there and i just pay for the supplies. maybe 30-40k a year. probably 50-75 days a year. like a subscription.

Hello, I am 57 years of age and wondering if its still resonable to try and retire early with Real Estate Investments / Flipping homes?? 

I am looking to buy more rental properties first and then expand into flipping. 

It is rent ready at this time, will flip in few years

I cannot imagine any "mid-level" flip that laminate counters would be ok.
