I was wondering if you guys had any tips or strategies on finding more information about sellers/properties.

Any tips for hunting these guys down and getting to the point where I can either buy them a beer or have dinner with them?

I am looking for any tips, methods, or other that may help me become skilled in the area of determining the ARV of a property. 

What are some tips to save money on your heating bill for a four family and when do you fire them up ?
