There are other options like you start a business there, and then you're able to move there, but this process takes a long time (3-6 months) , visa renews every year, and then you have to run a new business.It does appear that there is a lot more development that IS happening.

Start using the BP Calculators to run numbers and learn what price you have to buy a property at to cashflow.Then figure out how to find property owners willing to sell at YOUR price, not theirs:)

I'll say this every time... if you're thinking about Ohio you need to do yourself a favor and also consider Detroit.I'm obviously biased because I have 12-doors there.

Because they are undermarket, most mom and pop or uneducated 'investors' will just see it for what it is, maybe they'll run some simple numbers, and ofcourse the numbers with the below market rents and the now new purchase price don't likely pencil out and so... they will walk away and keep looking and are usually the ones complaining that 'it's hard to find any good properties in today's market'... where in fact that is exactly where you as a savvy investor make your money.

As Jonathan mentioned, seek out an agent (independent agents write with multiple insurance companies) who writes in both states and have them run the quotes.

I went from 0 to 12-doors in just 2.5 years because I was able to force equity and refinance out.It's definitely more capital intensive and will feel slower at the beginning.

perhaps you want to cash out and throw the money into a fund like Open Door Capitol and just let someone else handle if for you...thats a great option too.
