There perhaps will be seasoning due to restrictions on resale placed by the lender who is releasing their lien at a discount to the payoff amount; this is the seasoning that is discussed as being negotiated away.But if your buyer is being financed - and not all cash - then the lender for the buyer may have a seasoning requirement too!

I have the same concerns regarding eventual exit strategies, especially for multi-family units in low-income areas, which pretty much are only sold to other investors.The only viable strategy I can see in that scenario is buying at a big discount ensuring a very good return.

On the monthly invoice, I sometimes give a discount to match the fee amount.Small difference, perhaps, but in my experience it's allowed me to be strict in the moment (and get the point across), but leave the tenant feeling good about me the next time they are paying.

One of the roomies gets a discount to be my eyes/ears and to show the place for me during turnovers.The only other thing is to make sure you follow the NC City or County law of the number of "unrelated individuals" living under the same roof - I don't know what it is here.Good luck.
