In my opinion, you don't necessarily need a license to start, there are positives to having one, but if you're getting your license to learn more about finding deals and listings, you can do that on your own (search the tarmls) and it shouldn't be an obstacle to reach your goals. 

It is a detached 700 soft 1 bed over a 2 car garage.

Also I agree with you there are several scenarios that could happen but you have to expect some obstacles through any flip you do.

I have paid an attorney more money that I want to find a solution and they want  me to sue the title company.Has anyone had any experience overcoming this obstacle with the county.  

They've done much better communicating with myself, clients, and lender than others.Overcoming obstacles.

Generally, our experience is that detached is always preferable to attached when buyers are surveyed.

The homes around here are in the 1200-1800 sf range, 2-3 BR, 1-2 bathrooms and some have detached garages, but usually a carport. 

If I were starting out I would start house hacking a detached duplex somewhere that you are willing to live. 

The commission is an obstacle.

It will have to be another property that has a house with a detached unit to be considered a comp and it will have to be within a reasonable distance, usually within a mile or two.Sorry if this is discouraging news.Best of luck.Eric
