In my opinion, you don't necessarily need a license to start, there are positives to having one, but if you're getting your license to learn more about finding deals and listings, you can do that on your own (search the tarmls) and it shouldn't be an obstacle to reach your goals.

The homes around here are in the 1200-1800 sf range, 2-3 BR, 1-2 bathrooms and some have detached garages, but usually a carport.

It will have to be another property that has a house with a detached unit to be considered a comp and it will have to be within a reasonable distance, usually within a mile or two.Sorry if this is discouraging news.Best of luck.Eric
