You have to remember you make your money when you buy the house .

@Trey Campagna without knowing much about your situation I'd say the first thing to do is to use a VA loan to buy a primary residence with as little money down as possible and the lowest interest rate available.

Trying to get a 46k loan through my credit union to buy a house off of my dad.Bank just denied me, due to my Schedule C reporting a loss and apparently my Net Income on the schedule C was about 23k.Did my accountant f*** me hard?

But you just don't learn enough, let alone have enough experience to to it correctly and successfully from just taking a guru seminar, or buying a mentorship.  

But liquid to ride any waves or take advantage of any buying or development opportunities.e.

If not are there any other loan programs that could get capital to buy another investment?

That doesn't mean there is no value in buying a boot camp.My underlying question is, what's really the value of me paying? 

I want to save up and buy my first property but idk what the best way to save that money is.
