Honestly, it had never occurred to me to look for the number of flips but, frankly, that strategy sounds ingenious as it seems a good proxy for gentrifying/improving areas - one you would want to cross-check with a personal visit (some areas have been "gentrifying" for 50 years with limited success (e.g., the Old West Endin Toledo Ohio).

Generally though, I break it down into the "five pillars" of protecting your assets.The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments(maintain your property, etc) - these simple steps will help you prevent lawsuits before they even occur.

I grew up in OC but I also really like San Diego and the Pacific Northwest.I ran across this site while doing some internet research about accessory dwelling units, and it occurred to me that since I have no pressing need to move back into my LB house I am essentially already a real estate investor, so I figured I might as well sign up and learn something about real estate.

It just occurred to me this week that after these many years of renting homes that I only request a single application from one adult which means that if 3 adults wish to move into one of my homes the applicant only need to list the landlord history of the person with the strongest landlord track record.How are other landlords doing applications (in the City) out there?
