@Jin Kim I completely understand where you are coming from, as I am a landlord in a college town as well, but be very careful with your screening based on these demographics.

Sure, we could do this on our own but if you have ever screened tenants you will know that it can be a full-time job just answering phone calls and following up on emails.

There's no uncomfortable situation about not wanting to show the property to someone.I state very clearly in my ads and the YouTube video that I do not conduct showings until the person has made it to the second phase of my screening process.I don't understand why anyone would show a property to someone who is not qualified to rent / lease the property.

@Tim Vecchioni, those numbers look blurry on my screen, but from what LOOKS to be written there, that "red" expenses number is LARGER than the "green" income number!
