Apartment Binder for our Tenants

I thought this could be a useful template for other landlords to make their own Apartment Binder. Our tenants really appreciate it, and it shows them a level of professionalism and organization that lets them know we mean business as landlords. If you look below at the table of contents you'll see their are close to 200 pages! Inside, we have a copy of the signed lease, condition reports, city specific information, menus from local restaurants, garbage schedules, appliance manuals, if you need it as a tenant or a resident of the town it is in there.

One tip, it really helps if you have Adobe Acrobat to combine all the different documents as a digital binder and then number it. The table of contents is a word document. I will load it into the biggerpockets file place should anyone like to download it.

@Lisa Rodriguez most of that info should be on https://www.famvestor.com/triplexcasestudy/ but if you really want it, send me a PM and I can send it to you.
