I'm making some assumptions based on incomplete information, but that's my take, which is worth what you paid for it.

For example ( assumption is 20% profit): - Asking Price $240K- ARV (after reviewing comps) $272k- MAO: $149K I have quite a few sellers looking for Cash Buyers, however before I find a buyer I need to ensure the numbers are accurate. 

If we work through the idea of an 75% cash-out loan, but it looks like that could be a high assumption as google is claiming a max cashout refi of 65% on condotels. 

I'm in San Antonio, TX and looking for referrals for general contractors, investor friendly realtors, hard money lenders, and private investors.Have no experience, but good cred.My assumption is to start with a few house flips first to build capital and then get into buy and holds.

They could say no to this and if you have not found any quality issues with the house so far, I would consider it a safe assumption to assume that they will not damage it in the four weeks they are there after closing.Most likely, the sellers are not legally allowed to back out because you offend them by asking for an escrow.

We often make more assumptions when it comes to personal relationships but business is business so go into it that way.

If so what assumptions are you using and what are you predicting over the long-term? 

My assumption here is that your time is better spent at your salaried job and you're looking for extra cash flow (stable) instead of another job.

Should I just model out with a super conservative 3% assumption?
