New Investor needs assistance with Cash Deals
I have found a few deals that the seller is asking or open to cash deals.
I have a few deals on my spreadsheet that after my calculations show that the ARV is higher than the seller asking price.
For example ( assumption is 20% profit):
- Asking Price $240K
- ARV (after reviewing comps) $272k
- MAO: $149K
I have quite a few sellers looking for Cash Buyers, however before I find a buyer I need to ensure the numbers are accurate.
