Hey BP friends ,I got this investor who approached me with the chance to buy 2 properties.

Still have not been able to find answeres on1) How to find pre-forclosure properties. 2) A way to find divorced/deceased owners3) Right ways to approach the owners. 

I approached many many people and never got anyone to sign up.

My point is that this is all business, both sides have to approach it like that and if the other guys is not, then it is your job and duty to the investors to handle your business. 

If it meets your criteria I would approach it with a "how can I make it work" type mindset if its a good deal.

We sold a property using the 1031 process and were approached by a business about purchasing a piece of commercial property for them with the intent to create a rent to own agreement.  

What benefits has it brought you choosing one way or the other?

You can discover partners or investors/private lenders at your local real estate investor meetings.. or something more creative like attending an IRA educational seminar or class and approaching others who attend that are looking to invest more creatively into real estate.

Has anyone approached building duplexes this way?
