To get a accurate estimate, an in person walk through is necessary.

My only other source was to look at my completion (as a potential s8 renter online) but I don’t know how to tell if it’s accurate.

Do I have to test my rental house for lead paint?

Wholesalers don't do the renovations and they don't sell properties at market value, so you have to make sure their renovation and ARV numbers are accurate.

You can test them out to see whether or not they are keepers before locking yourself into a lease. 

So some might place tiny capital with them to test them out to see how they might do and have to be okay with losing some or all of the investment if it doesn't work out.Just like a hard money lender lends to varying investors on flips.

If after a week you have no attention, drop to your next number and test it out again.
