Section 8- hot to predict fmv

When looking for a property, how do you determine what the fmv will be? Online there’s a chart but it describes 1-4 bedrooms but doesn’t differentiate whether it’s for a house, duplex, 8 unit or 800 unit. My only other source was to look at my completion (as a potential s8 renter online) but I don’t know how to tell if it’s accurate. Also, how does renovated or nicely renovated change the fmv? If anyone has resources they use to determine these numbers (for deal analysis’s) please do share. TIA!!
