I was making some rounds this morning commenting and I check 'another' forum that I won't mention but I notice that some of you are active there as well so you'd probably know what I'm talking about.

The next morning at around 11am I received a call from the county saying they have pulled up over 50 signs with my number on it!

However, I noticed when I went back to the rental house this morning to do some cleanup, one of their kids broke a slat on my new miniblinds while I was showing talking to the parents.

Good morning all,I'm a Texas Realtor that specializes in investment properties, primarily deals from the MLS, and bank owned properties.I've been browsing various topics and posts for a few days, but haven't found answers to some of my most important concerns.I'm trying to expand my business to homes that aren't being advertised or listed and I have recently been driving different neighborhoods in the Houston area that are prime targets for my investors, just looking for potential deals and motivated sellers.I'm a hard worker and very passionate about my career, but I want to get EXPERT advice on if this would be a waste of time for me, driving these neighborhoods 1-2 times a week (4 hours a day) looking for deals for my investors, and even myself.How often should I expect to locate a deal where the seller is open minded or desperate to sell his home below market value.

I just had a meeting with a local Realtor this morning and checked out 4 homes one looks promising asking 72000 it's bank owned the realtor says it might go for 50,000 it's a double wide on about an acre of land built in 1997 it's in a country setting and all the work it needs is some new counters, Carpeting, Paint and some drywall and patches in some areas. wish me luck!
