The question is why would you allow someone to keep animals in your basement.Dogs will be noisy and crap all over your yard, cats will stink the place up and bring in flees.

Pros of a condo would be no yard matin, trash etc - Cons would be, HOA fees would eat at your cash flow potentially but as long as you figured that into your numbers youd be good.

For those cases I would advise them to use the street parking and walk up the steps and pathway built into the yard.

There's a large garage that I'd like to convert to the third unit - using the ADU regulations because just doing a "normal 3rd" unit I run into: garage 1 ft from prop line, parking for MFR is calculated per bedroom (requiring ~ 8 spaces) and I'm not sure if that's possible unless I get creative or lose yards, let alone if the costs make sense at 600sq ft.
