I had never been more excited in my life.

As we get older, we no longer have the desire to add more homes to our portfolio.That said, with our experience doing rehabs, working with private funding and with the majority of our homes paid off, we are now in a good place to start offering investment funding ourselves. 

I've found one company/broker that is working on getting us funded now, but I just wanted to reach out to more brokers or direct lenders in the meantime.

@Scott Trench expressed a lot of my sentiments except for one major one.  

There's a lot of opportunity for that in the Highlands area of Denver with some of the older larger homes there and also in Arvada because the hills make it so that some basements are walkout and can easily be divided into an up/down duplex. 

Not yet, there is still more downside coming, I called it a year or so ago, Cash will be king in 18 - 24 months, well it has started.

The only way to avoid them is to put more money down or you need a lender that offers their own product. 

Especially if you're in an appreciation market because the leverage you'll have with the low down-payment will take you a lot further with your money invested.
