I've reached out to the broker and let them know that in the future I am to be contacted prior to any financial decisions/ price increases.

You are taking your money and efforts to cover her debt and releasing her from her financial responsibilities.

Are there local CPA/Financial advisors who you can take all of your tax documents, income, expense sheets etc. and they guide you or do the work for you?

My wife and I are in our 30's so hopefully we're a little more financially intelligent than our 20 year old selves.It seems as though that initial house hack was what set you on a successful path.

If the property is in good shape, check with a local REALTOR to see what it's market value may be if listed and base your financial decision to sell or hold on the amount you could actually sell for, not what the letter in the mail offered.

Problem solved.Straight-line adjustments are required if your financials statements are audited, as GAAP requires it. 

My main focus due to my financial situation has been wholesaling strategies, but I want to expand into every avenue of RE Investing.
