Mortgage paydown and tax reduction is also very nice.You can still find cash flowing areas an hour outside of Toronto ...though that too is now pushing outwards to about 1.5 hours but it is still out there for the taking just take a bit more looking and patience is required.

We have till March 31st to get an appeal filed and the reduction will get you a refund for the prior years reduction

Ideally I'd like to have the listings come to me automatically and pay $300 for any deal I that close rather than the fat cost for something that I may only use a few months per year.Thoughts or ideas?

You have to show demand for the space and only give short term concessions (if any).If a reduction is given you could try the base rent plus percentage rent so when sales go up you get income as the tenant gets healthier again.Once the lease is signed with a tenant it is like pulling teeth to change anything so be methodical and tactical in negotiations before executing a lease.
