Here are my thoughts:Talk to your banker(s) and run the scenarios by them. 

My banker told me after 6 months of "seasoning", they will use the appraised value on cash out refinance.

If you've gone through the trouble and found a banker that will work with you, I'd do everything in my power to maintain that relationship.

But if a client wants to use their banker or their cousin Fred or some guy they met in a bar I don't try and change their mind.

I'm stuck in my "banker" mode when i call people "clients".

You should try to meet with local bankers when you are down there.
