Help needed... Don't know what to do... Some advice please
Ok, so I have a deal on a property and land combo. There is 1 house on the land with enough room for 3 single family houses. My potential client has even given me floor plans that were approved by the county to build the other houses. I haven't made an offer on the property yet and I told the client I needed to talk to my business partners, ( which in a sense is the BP community ). This is my first deal as an investor and I'm lost at this point. I need some help. ( sorry in advance for being such a rookie... lol! )

@Jerrold Meer - Just a little technicality, but you don't have a "client" (unless you are their Realtor). Customer or partner are better words. You have potential liabilities and fiduciary duties to clients. I don't think that you want that.
