I don't know if an ice-cream franchise is a good fit in Alaska or a Wool sweaters is a fit in Hawaii.5) How does franchise X fit with the rest of your tenants (assuming it's a retail strip of some sort) a pizza franchise in a strip mall that already has a pizza place will compete with each other and will eventually cause one of them to lose their business and you to lose the tenantJust some food for thought.

@Theresa Harris If I prefer not to replace the boards yet (because that the cost could be divided if I decided to replace the fence, or make my neighbor pay for the fence, if their dog is the cause of the collapse of the fence), but merely warns the neighbor not to have the dog bark and lunge at the fence, how should I approach them?

You may be able to use the "Shut down" notice as cause for an expedited eviction, but your local RE attorney would need to advise you on any/all options.

Thanks for the responses.I just wanted to make sure its not language/culture barrier that is causing me to dismiss some of these- that would not be cool for lots of reasons- but here in LA in the LA rent control/tenant friendly environment- MTR hosts are pretty paranoid (that is because as alot of you probably already know- 30 days creates a legal tenancy)Invariably though these people act weird, wont be vetted, never have reviews, etc., so I'm glad others feel as I do.
