Its simply not feasible to run title on everything that you want to bid on if your out west.the reason is you can look at 50 props you like and only 1 maybe 2 will actually go to sale and you have competition on those.. now i am talking TRUE foreclosure sales not Auction after the fact.

It sounds like you have a good amount of expertise in management and oversight, so that will definitely be a plus in the property management area. 

If you're talking a Syndication or a fund, there is a Syndication section you could post and probably get a better response.Anything that is Required will be in the documents.

The market is efficient so where illegal immigrants are will causing housing prices to go up which will cause the efficient movement of people to less expensive housing which will cause that housing to go up which will then push people out again. 

I am figuring out what I want to build next that will have the best equity play but still crush as a STR.

The syndication model will not work for small deals as the legal and compliance costs are not justified for raising small amounts of money.* The customizable fund can be used for raising money for a single deal or investors can invest in a bucket of properties so their risk is diversified.Please reach out to me if you would like to learn more.

I will be making another purchase by June of next year, so there is plenty of time to find my perfect market. 

IMO, my principal resident(PR) does not give income persa, and it is at a high interest rate, so I will pay off my PR loan with extra income (let's call that outgoing interest).
