Currently work as a consultant for engineers and contractors with HVAC systems on commercial building projects.

I do not deal with ocean front properties, but are there any hidden maintenance fees that my be needed owning a home on the water? 

I have been unable to get water for this property from the city.

If you're looking to lower living expenses House Hacking is the way to go but I doubt with House Hacking you will be getting Positive Cash Flow every month in our local Market.Pick a Market and consider investing Out of State, its challenging but with time & system in place gets easier..

Expenses are 1800 (water, prop management, vacancies, & repairs).

They should also reimburse you for any emergency water damage repairs like carpet drying from the likes of servpro or local water clean up professionals.
