Hi all! I have no experience in real estate (in terms of buying any sort of property at all) and have found my way here for more information. My name is Samuel Rauch. I’m from San Diego (Escondido), CA and made it out here to Tucson for work. I graduated from Cal Poly San Luis Obispo for electrical engineering. Currently work as a consultant for engineers and contractors with HVAC systems on commercial building projects. I have a lot of experience with project management, sales, financials, etc. I have been a long time renter, and am hoping to change that. I have been looking at buying a house, but I read a post on BP about the cash flow and wealth analysis between owning, renting, and “home-hacking” in the long-run. I am very interested in the latter, and have started looking around for duplexes, triplexes, or fourplexes in the area to see if I can make the numbers work. Just finished paying off my student loans last month (huge weight off my shoulders), and am looking for more ways to become financially stable while owning my own property. Might even be able to get paid to live in my own place! The down payment is the pain currently. Been poking around at creative financing as I don’t want to spend three years saving the equity for a down payment to secure a loan I can afford (credit isn’t an issue as I have a 720+ credit score). Not sure if an FHA loan with PMI will work with the numbers I’m coming up with. Again, very new to this, so I may be far off on what can actually be possible to do. I tried to fill out my profile enough to explain what I’m looking for. I’m mainly searching for a mentor in the local area. I have a lot of areas of expertise that I’m sure can help someone else’s business, I’m just so new to the game that I don’t know how they can fit into someone’s business model.
