He then confirmed my rehab numbers, we set the contract and he started working the day after close of the property.2nd time I went to the house was when I was in town looking at other houses to buy.In between this time, I have local friendly agents and other investors I've networked with that would drop by and take 50-75 pics of the house for me during the weeks, and drop box the pics to me so I can see progress.3rd time I came by was to drop off some material we can only get for cost in Seattle.4th time, the house was done and already listed, I only went by because I was in town.The key is local people, boots on the ground, and then have more local people to watch those people.

While I'm watching and learning the finer points of negotiating with sellers, filling out contracts and estimating rehabs, I'm almost always at the local REI stuff (MNREIA, MNREC, Millennial Investor Focus Group, and more) trying to network and learn what I can about marketing for motivated sellers.I grew up in Kansas City (Go Royals!)

If you have ever cut a blocked waste pipe and watched sh*t literally pour over a brand new $200 Milwaukee sawzall, you'll understand why I'm considering some cheap rubbish from HF for those sort of jobs.If it's an expensive tool, then I'll rent, eg floor sanders, excavators, etc.

The one I recall the best was for a 150 lot development we did just above Beale airforce base  ( home of the SR 71 and U2's which are too cool to watch )this was in the early 90's plant was going on 250k then and then the spray fields were not to bad..
