Unless it's a dirt cheap courthouse steps home that you got for virtually nothing, and thus you don't really care if you lose it, always get title insurance.I've actually received a court summons & lien threat over something a previous owner did that the title company didn't catch while I was in escrow to purchase the place (straight retail MLS property, wasn't a wonky deal at all), and had title insurance take care of it.

If reserves are not fully funded, you risk being hit by an assessment for major maintenance or -- maybe worse -- having some major item left to deteriorate.What's hard to find out but plagues most HOAs is that board members may be a few, virtually invisible homeowners who serve year after year because no one else cares or may be zealots who have more time than other owners and want to impose ridiculous rules or costs on everyone.And, for a new development, find out if the board still is controlled by the developer, who could be failing to pay its fair share of the HOA's expenses.
