birddog or wholeselling to start

I have a confusion on how to start investing in Real Estate. I have being learning about finding lead(good deals). Now that I had found some leads, I don't know if I should forward them to Real estate investors. This is because I don't know how to guarantee they will payme after I have given them the lead.

Or wholesaling the deals I find. My problem with this strategy are Real estate contracts. I have a few real estate contracts but i don't want to violate any local laws and lack the money to revice them an attorney$$$. So what can start with wholesaling or give the deals to other investors for a few hundred dollars...if they close.
