Is it a true salaried job?  

After being on both sides of listing agent and buyer's agent, it's so true that highest price is not always the best offer!

I got a really good quote from them and a different lender told me to be careful because it sounded to good to be true.

Offering MTM at an increased rate seems reasonable!

If they have been good tenants and reasonable, you shouldn't run into an issue.

When addressing dirt and damages, deduct reasonable cleaning costs and expenses for furniture repairs or replacements from the tenant's security deposit based on fair estimates and proper documentation.

So that is another reason why you cannot wholesale them

For a “typical” home, $25k would be reasonable, but we both agree that it’s not worth putting more than a few thousand in - if that.

Do you know the exact reasoning why the builder failed to complete the work? 

The only reason to consider going the route I mentioned is because I don't have prior experience nor I have a circle who can guide/advise me in dealing with Real Estate investments .Since I can afford the SFH at this point is what pushing me to even consider the purchase.
