I think in Tempe (or other college towns), you trade cap rate/ROI for a near endless supply of tenants and very low vacancy rates.

Canadian Real Estate Magazine has been calling us for the last 2+yrs but we have turned them down bc another turnkey provider in our market advertised with them for 1yr and also flew to Canada to attend a trade show and never made a sale.
