Buy cash flow positive deals and unless there is an opportunity to scale up Monopoly style to a bigger property we will never sell a property.

I assume that means you've had offers (I haven't read the rest of the responses yet).If you are set on sticking to KC, I don't have options for this there, but I am working with a turnkey provider in Philly and Baltimore that is offering the turnkeys BRRRR-style.

Bottom line: you need to educate yourself and pick a niche (one at a time) that fits your style the best.

I worked as a property manager for a time (regular rentals - not VRBO style) and we had a client, Baker-Hughes, the worldwide oil & gas company.

Its certainly a situation that has too many complexities for a template style approach.

I didn't do this....like a chump I worked really hard, saved a bunch of money, and now invest like a mad man so that I can get out of the rate race before I am 40....not too far away.

if it’s an apartment style property I think the tenant is responsible for much less if anything as far as maintenance stuff goes
