As the property is less than 5 minutes from multiple universities and international schools, finding tenants (students or young teachers from abroad) will be no problem at all.

I have friends that participate in pit bull rescue (homeowners, not renters), and I understand the problems they face, but I also have researched why insurance companies have breed restrictions, and the liability risk seems real enough for concern.

It's not a market we are pursuing at the moment  - we do lower end, furnished aimed at international students - but I do know a couple of local investors who have units which are rented out to MLAs (Fredericton, being the provincial capital) or visiting business persons here on short term (i.e. several weeks or months) assignments.
