You can also buy lists from companies like list source and there are some REI software companies that have a cash buyer search feature.Some of best ways to find motivated sellers is to purchase lists from companies like listsource and or compile lists from city and county like 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, probate, divorce, etc.

You may need to search by the address of the buyer as they may change their name or the name of the entity on each purchase.You can also buy lists from companies like list source and subscribe to software that will show you who the cash buyers are.

My job is just texting from tenants to contractors to go out and fix stuff....So its not like software systems.

I use a software service called agentpro247.

While there are a few things in the software I would love to have them improve, the overall experience has been pain-free.  

@Raymond Reyes @Scott WolfI'm up in the area quite a bit for work (i do software sales) and noticed some up and coming areas or areas that are being revitalized.

I don't think any software is necessary for your first 10 units other than a simple spreadsheet.
