I'm reviewing my rental property insurance after having gone through issues with the first ever claim on my current policy, which we're finding out has poor claims service and lacks ordinance or law coverage.

Lastly, the real attraction here is the 10-12 week summer season; usage the rest of the year would just be gravy to some.

I moved into the property while getting it prepared for the next season so I could quailify for better loan options.

Any upcoming or emerging markets that should be on the radar?

It looks like it's pending now, but from the pictures it looks pretty good for 75k. 

It can be a great win-win, simply by bisecting the property and hosting operation.

I can't help on the mastermind front, but I did grow up in Central IL and can relate to the "something goes wrong with a property, now I'm spiraling, and this was all a terrible idea" feeling.
