It's a little weird to have high taxes with bad schools in the same city...But Jersey City schools aren't great either and people a rushing to buy 1M+ multifamily houses in the Heights...729K is on the higher end for Union City.

If you waive the late fee, they'll see you as weak and assume you'll waive other requirements, as well.I think this is especially true with Section 8 tenants because so many of them feel entitled and have no qualms with cheating to get ahead.
