With few houses on the market, flips can sell rapidly, minimizing holding time and costs.

Thanks FWIW Contractors flipped long before flipping became trendy.I've been in the trades 46yrs & licensed for 31 years & personally I like liquidity, that being said its not always the best way to scale rapidly. 

The rapid expansion and development in the surrounding area is a significant factor in the "decline" in Duluth proper.

That's largely because it is A) In FAR greater shape than most people think it is, causing a pricing inefficiency, and B) undergoing a massive revitalization that's rapidly changing the city for the better.It's a perfect storm for outsized returns.

Ideally, I would like to sign the lease and do the initial walk-though in person, but that's not always possible and I either have my handy man do it for me,  or just let the tenants go through the checklist on their own and scan it to me.  

We are able to pay off necessary items to rapid rescore over 620 but still cannot get a pre-approval letter for our dream home that’s about to slip away today.

Lastly, if you are willing to buy further out, the greater New Braunfels area is growing rapidly. 

With that being said, Cape Coral has a rapidly growing short term rental industry, and the city is looking to continue in promoting that growth.

Appreciation is never a guarantee and most experts think the time of rapid appreciation is over, so if you don't cash flow each month you might wait 5 years for minimal appreciation and a break even, not a good start to your journey.
