I GC myself for the extra income and to have more control over the timelines and quality of my projects, but I do envision a day where I simply hire out all my projects and focus on continually finding bigger and better deals instead of getting bogged down in the minutia of GC'ing.

I am an agent so I save some there but I'm willing to pay if someone can bring in a nice quality tenant fast.

Looking to purchase a MFH in another state because it's a lot more affordable than Florida's current market.How would you go about researching the quality of life, crime rate and overall safety and feel of a neighborhood when looking to purchase a property in an area you're not familiar with.Of course, before purchasing the property, I'll go and visit but I do not want to waste time (and money) going to a bunch of duds, if there is an easier way to get somewhat of an idea on the area without actually being there.

Be conservative and realistic with your numbers and provide your cash buyers with real quality and I have no doubt you can be successful wherever you decide to start your wholesaling business.

The right turnkey (there are good and bad ones) provide a lot of value in terms of acquisition, rehab quality, tenant quality, management quality, etc. 

I used someone outside the norm and was a bit frustrated with the overall work quality of work and the slowness.
