The 2008 NEC requires AFCI breakers in bedrooms but many local areas don't adopt the code right away.If it's a AFCI I would be suspect of it because they weren't field proven at that point.

Do to many missteps from my current PM ranging from leaving the front door of the property open (over night) to sending rent checks to another client the list goes on.To the point, what would be some recommended ways to give PM the boot and what steps should be taken to do so and too avoid legal ramification?

If you inherited these properties you should have a stepped up basis wiping out past deferred gains if set up correctly.You could buy apartments or triple net investing.

If I can then awesome, invest something in yourself, and if I can't I promise you will have gotten some great information worth your 2 hours.One final point about the "rookie" comment, we have tried very hard to make sure our education is valuable not just for the rookie investor, but for the investor who is doing 2-6 even 10 deals a year and having trouble stepping it up.
