Showing Property Management The Door

Do to many missteps from my current PM ranging from leaving the front door of the property open (over night) to sending rent checks to another client the list goes on.

To the point, what would be some recommended ways to give PM the boot and what steps should be taken to do so and too avoid legal ramification?

One more note, I looked over the contract which expired in Nov of last year, my current tenants was signed before the expiration of the contract, and when the services (of the PM) are terminated will the PM still be entitled to 10% since the renter signed the lease under them?
