We have basically taken C class buildings and did full renovations for about 10,000 or less a unit (bought 15,000 a unit under market) and created a product the our local market didn't have before.

If you offer a nice product and provide good customer service your homes will stay rented with very few hassles.

The C Corp is really no more adminstratively intense than a good LLC properly managed, both are very similar.
