Last five years,  neighborhoods like Hampden, Remington became popular neighborhoods, there are tons of areas where people can invest safely and still get good returns which I very much do. 

I have an unsecured Personal line of credit with TD bank I believe its interest range right now is in 10% range which is better than what most CC offer unless you're getting one of those special 6 month to a year special Promotions..Yes a lot of BP members do talk about getting line of credits the most popular would probably be a HELOC which is a secure line of credit would give you the best rates..

We're finding this especially popular among those investors who you mention use that short term, 6 month hard money. 

I wouldn't buy rentals FAR out at all, but depending on area, many of our local rural areas are very popular and rent up quickly.  

Seems like 10x20 is the most popular.  

Franklin is very popular because it has some of the best schools in the entire nation.

Generally speaking older homes are not that popular in Texas; Waco Chip and Joanna factor not withstanding.

You can get going with that kind of capital but of course all things being relative - you wont be able to buy much in the more popular larger metros --- IE Dallas, NYC, LA etc - but you could probably own half the county in smaller communities to everything in between.Have patience with the USCIS - they hire spiteful people lacking in brain cells who think you have no rights sprinkled in with the occasional bigot.
